Application Process & Resident Qualification Criteria

Please read this page carefully before submitting an application or payment. Requirements vary by property and are determined by the owner, management company, and any applicable association.

Requirements may vary by property based on the owner's criteria, association rules, pet policies, or other property-specific conditions. Meeting general requirements does not guarantee approval for every property. Applicants are encouraged to review the listing details carefully before submitting payment. If you have questions about qualifications, required documents, lease terms, or association requirements, please contact our office prior to applying.

Application Fees & Timing

Fee Amount Notes
Application Fee $60 Per adult applicant (18+). Non-refundable once screening has begun. Each adult must apply separately.
Transaction Fee $75 Due at move-in when a lease is generated. Separate from security deposit and first month's rent.

Document Submission Window: Applicants have up to 72 hours after submitting payment to upload all required documents. Applications will not be processed until all required documents are received.

Review Timeline: Complete applications are typically reviewed within 72 hours. Status updates are generally sent by email.

Application Validity: Approved or cancelled applications remain valid for 30 days. After 30 days, applicants may be required to re-submit documents and consent to updated screening.

General Qualification Standards

Identity & Application

  • All occupants 18 years or older must apply separately
  • Names on the application must match valid government-issued identification
  • Identification must be current and valid at time of application

Income & Credit

  • Preferred credit score is 620 — requirements may vary by property
  • Household income should generally be at least 2.5x the monthly rent
  • Income must be verifiable and sufficient to support the rental obligation
  • Supplemental income must be verifiable or court-ordered

Lease & Insurance

  • Lease terms may be offered up to 2 years depending on the property
  • Renter's insurance with liability coverage as required by the lease is required prior to move-in

Final Approval

  • Final approval is made by the property owner
  • HOA or association approval may also be required
  • There may be multiple applications on a property — contact our office to check current activity

Required Documents

Applications will not be processed without complete documentation. Depending on the property, applicants may be required to provide:

  • Valid government-issued photo ID for each adult applicant
  • Proof of income — pay stubs, bank statements, or equivalent
  • Employer information or offer letter if applicable
  • Rental history or landlord information if requested
  • Pet information if applicable
  • Voucher documentation if applicable
  • Any additional documents requested by the owner or association

Applicants are encouraged to have all documents ready before applying. Incomplete or missing documents may delay or prevent processing. After the application fee is submitted, applicants have up to 72 hours to upload all required documents.

Income & Employment Verification

  • Income must be verifiable and sufficient to support the rental amount
  • Combined household income should be at least 2.5x the monthly rent
  • Supplemental income must be verifiable or court-ordered
  • Additional documentation may be requested to verify income
  • Applicants with new employment or relocation may be asked to provide an offer letter or employment verification

Housing Voucher Applicants

Applicants using a housing voucher must provide:

  • A copy of the housing voucher
  • Issue date and expiration date
  • Payment standard or approved amount if available

Voucher holders must still meet all applicable property, owner, and association requirements unless otherwise required by law.

Rental History & Screening

Applications may include a review of:

  • Credit history
  • Rental history
  • Income verification
  • Background information
  • Supporting documentation

The owner will make the final decision based on the full application and supporting information.

Application Integrity

Any false, misleading, incomplete, or altered information may result in automatic denial. This includes:

  • Altered income documents
  • Incorrect employment information
  • Incomplete occupant details
  • Mismatched identification
  • Inaccurate rental history

Pets, HOA & Property-Specific Requirements

Pets

Pet policies vary by property and may include breed restrictions, pet fees, monthly pet rent, and additional requirements. All pet-related terms are listed on the individual property listing.

HOA / Condo / Community Associations
  • Separate association approval may be required
  • Additional fees or deposits may apply
  • Applicants must comply with all HOA rules and regulations
  • Association requirements will be disclosed when available prior to applying
Vehicles & Property Use

Vehicle limits, parking rules, and property use restrictions may vary by property and/or association.

Pool (If Applicable)

Pool maintenance may be handled separately and is not always included in rent. Details will be provided on the listing or lease if applicable.

Rental Insurance

Residents are required to maintain renter's insurance with liability coverage as required by the lease prior to move-in. Full insurance requirements will be provided with the lease and move-in documentation.

Approval, Deposits & Next Steps

  • Once approved, applicants will receive instructions to proceed
  • A deposit may be required within a specified timeframe — typically within 72 hours
  • If the deposit is not received in time, the application may be cancelled and the property returned to market
  • Once a deposit is received, the property will no longer accept additional applications

Submitting an application does not create a lease or guarantee approval.
