Fees & Billing Questions
How are management fees charged?
Management fees are calculated as a percentage of collected monthly rent — typically 7% to 10% depending on the property type, location, condition, and service scope. If no rent is collected, no management fee is charged.
Are there any other fees besides the monthly management fee?
Yes. A one-time setup fee of $249 applies when onboarding a new property into our system. Lease signing and renewal coordination fees of $295 for 12-month terms and $199 for 13–24 month terms also apply. All fees are disclosed before any service begins.
Is the setup fee waived for any reason?
Yes — the $249 setup fee is waived for owners who previously used our tenant placement services to fill the property. The transition into full management is seamless and at no additional onboarding cost.
Do you offer portfolio pricing for multiple properties?
Yes. Owners with multiple units or ongoing inventory may qualify for customized portfolio pricing. Contact us directly to discuss a pricing structure that fits your investment goals.
Finding & Screening Tenants
How do you find tenants?
Your property is listed on the MLS and syndicated across major rental platforms including Zillow, Realtor.com, Apartments.com, Zumper, Redfin, and 100+ additional sites. We also create a dedicated property marketing page that can be shared directly across social media and community groups.
What does your tenant screening include?
Every applicant is screened for credit history, income verification, rental history, background, landlord verification, and pet compliance where applicable. We review every application before making a placement recommendation to the owner.
Do I have approval over who gets placed in my property?
Approved applicants are presented with a recommendation. Final placement decisions follow Fair Housing guidelines and cannot be based on protected class characteristics — however, income, credit, and rental history standards are applied consistently.
What happens if the placed tenant leaves early?
If a tenant placed by our team defaults early in the lease, we will assist in finding a replacement tenant at no additional placement fee — subject to the terms of our service agreement.
Day-to-Day Property Operations
How are maintenance requests handled?
Residents submit maintenance requests through the resident portal. Our team reviews the request, dispatches the appropriate vendor, follows up on completion, and notifies you when the work order is closed. You receive notifications for work orders through your owner portal.
Do I need to approve maintenance work before it happens?
For routine maintenance and repairs under a pre-agreed threshold, our team handles coordination without requiring owner approval on each item. For larger repairs or non-routine work, we contact you before proceeding.
How many inspections does my property receive per year?
Managed properties receive four inspections per year — three routine inspections and one owner-requested inspection when needed. Inspection reports and property condition notes are documented and accessible through your owner portal.
Can I see payment and work order information online?
Yes. Your owner portal provides access to monthly statements, payment history, work order activity, and property documents — available at any time through the online portal or app.
When Things Don't Go as Planned
What happens if a tenant stops paying rent?
Our team issues late notices per the terms of the lease and applicable state law. If the situation escalates, we coordinate with attorney resources to begin the eviction process. No management fees are collected during a non-rent-paying eviction period.
Do you provide eviction support?
Yes. We provide attorney accessibility, eviction coordination support, and up to $1,200 in attorney fee support if an eviction becomes necessary, subject to program terms. Coverage applies to tenants placed and screened by our team.
Do you get paid during an eviction?
No. Management fees are not collected while the property is in a non-rent-paying eviction period. We are aligned with your interests — we only earn when your property earns.
Starting with Property Management
How do I get started with property management?
Schedule a free consultation with our team. We'll review your property, discuss pricing, service options, and the onboarding process. If it's a good fit, we'll send over the management agreement and begin onboarding from there.
Can I start with tenant placement and move to full management later?
Yes — and many owners do exactly that. If you choose to transition into full management after the first lease cycle, the setup fee is waived. It's a natural progression for owners who start with placement and want more support over time.
Do you work with owners who already have a tenant in place?
Yes. We can onboard a property with an existing tenant and continue management under the current lease. A one-time setup fee of $249 applies to cover the onboarding process including owner account setup, lease review, and tenant system activation.
